Summary of Principal Contractor Duties (extract from HSE – ‘Managing Health & Safety in Construction)
Who or What is a Principal Contractor?
- A principal contractor is the organisation or person that coordinates the work of the construction phase of a project involving more than one contractor, so it is carried out in a way that secures health and safety. They are appointed by the client and must possess the skills, knowledge, and experience, and the organisational capability to carry out their role effectively given the scale and complexity of the project and the nature of the health and safety risks involved;
- Under the CDM Regulations, clients have a duty to appoint suitable organisations to manage the health & safety aspects of a construction project;
- Anyone responsible for appointing designers (including principal designers) or contractors (including principal contractors) to work on a project must ensure that those appointed have the skills, knowledge and experience to carry out the work in a way that secures health and safety.
Principal Contractor – Roofing Works
BBR Roofing act as Principal Contractors with a speciality in roofing work, and have carried out this role successfully numerous times for a variety of clients. Many large scale re-roofing projects necessarily involve ancillary works such as;
Replacement of adjacent windows (where window cills are too low to accommodate the new roof covering)
Asbestos removal works (often found in older buildings, in locations which impact the roofing works, such as rooflight reveals, fascia & soffit boarding, tank houses etc)
Brickwork & Joinery (Building perimeters often need alteration to their construction to accommodate new, thicker, roof coverings)
Plumbing (New internal rainwater systems may need alteration, below ground drainage may be blocked, water feeds to roof-top tanks etc)
Internal decoration, plastering and general making good (often necessary following long periods of defective roofing on a building)
Groundwork re-instatement, following construction work
……….and many other trades.
BBR Roofing have the skills and experience to carry out the demands of the CDM Regulations, initially by producing the Construction Phase Health & Safety Plan, and then by implementing it dynamically. The final phase will be the preparation and handing over of the Health & Safety File, which then becomes a reference record for the future building managers.
BBR Roofing’s Operatives are fully trained and accredited to install the market’s leading waterproofing systems:
